EXO’s Baekhyun Purchases Luxury Villa in Guri and Signs 160 Billion KRW Jeonse Deal in Hannam

According to property market sources and the Supreme Court’s real estate registry, EXO’s Baekhyun acquired a 141㎡ unit in Walkerhill Sangji River Ville in September 2021, located in Acheon-dong, Guri. The unit was officially registered under his name in October 2023.

While the exact purchase price is undisclosed, it is estimated to be around 3 billion KRW (approx. $2.2 million USD) based on similar units in the same complex. The lack of mortgage or lease registration suggests a full cash purchase, and the villa is reportedly still unoccupied.

Achui Village, where the villa is located, has long been known as a cultural enclave, previously home to artists such as novelist Park Wan-suh and painter Lee Seong-ja. The area has grown into a prominent residential zone for celebrities, including Hyun Bin and Son Ye-jin, Han So-hee, Chu Ja-hyun, and Oh Yeon-seo.

Baekhyun originally intended to move into the Guri property after his lease at Trimage in Seongsu-dong ended. However, construction delays and a failed lease renewal led him to relocate instead to La Noble Hannam, a luxury villa developed by Piark Construction near UN Village in Hannam-dong.

His current unit at La Noble is a penthouse owned by Piark’s chairwoman Cha Ga-won and her husband. Baekhyun reportedly moved in around June 2023. To fund the high-value jeonse (lump-sum lease) contract, valued at 16 billion KRW (approx. $11.7 million USD), Baekhyun utilized a loan secured through his company, with collateral provided by the property owners.

Although the Walkerhill Sangji River Ville has since been completed, Baekhyun is expected to remain at La Noble Hannam for the time being. He recently renewed his lease with a new jeonse contract worth 16 billion KRW, this time under his personal name, and refinanced his loan accordingly.

Given that loan ceilings are generally capped at 120% of the principal, it is estimated Baekhyun borrowed approximately 10.5 billion KRW (roughly 66% of the jeonse value). The current lease is valid through April 2027.
